Vacant Property: A Practical Example from Groningen

For a vacant property of 590 m² in Groningen, we developed realistic 3D visualizations to convincingly showcase the potential of the space. The building is located on Hereweg, on the southern edge of Groningen’s city center.
When we started working with the dimensions, we quickly noticed that all the windows were different sizes. We had begun with an old technical drawing, but it turned out no longer to be accurate. Over the years, various modifications had been made to the property, including changes to the window sections.



We therefore first created a new technical drawing that accurately reflected the current situation. To achieve the most realistic end result, we translated the exact measurements to scale and developed a precise 3D model. Based on that 3D model, we ultimately designed the visualizations.
The client indicated that it was important to introduce variation across the different visualizations. We therefore advised three concepts: a modern office, a physiotherapy practice, and a city supermarket. In doing so, we took into account the layout, natural light, and location of the property.






Our client ultimately placed the visualizations in sections on the windows, allowing passers-by and potential tenants to immediately get an impression of the possibilities the space has to offer.
